How this is calculated

Team leader and brokerage owner modes. REAL publishes no team splits or overhead, so these use only figures you type. Each agent's REAL fees come from the plan below, using one average agent (same GCI and transactions for everyone, count held constant, $249 sign-up in year one, no Elite). Team leader: what you keep of agent GCI is the same before and after, so the difference is the brokerage fees you cover for agents (if you pay them) and the change in overhead. Brokerage owner: today you keep your company split (with an optional per-agent cap) minus overhead; at REAL you keep the share you enter minus any REAL fees you cover and overhead. Your own production and revenue share are optional and added on top. Agent departures, recruiting costs and any REAL arrangement for owners are not modeled.

Equal closings. Your GCI is divided evenly across your closed transactions. Real deals vary, which moves when you reach the cap and how many post-cap fees you pay.

Split and cap. 15% of each closing goes to REAL (at least $500 a closing before you cap) until your cap is paid. The closing that reaches the cap pays only what is left of it.

After the cap. Each later sale pays a $285 fee, or 15% of the closing if that is less. The closing that caps you pays at least $285 in total.

Always. $50 compliance fee on every closing. $900 annual brokerage fee, taken as $300 from your first three closings of each year. $249 sign-up fee in year one only.

Elite. Elite status applies once you have paid the full cap and $6,000 in post-cap fees, or reached $500,000 GCI with 10 closings of $1M or more. After it, the post-cap fee is $100. Elite also unlocks all five revenue share tiers.

Revenue share. 5%, 4%, 3%, 2% and 1% of each agent's GCI, paid from REAL's 15% share, only until that agent reaches their cap. Tier 2 needs 5 producing Tier 1 agents, Tier 3 needs 15 (or a network of 750+), Tier 4 needs 20 (1,000+), Tier 5 needs 25 (1,500+). Capping unlocks up to Tier 3 and Elite unlocks all five. A tier unlocked by capping or Elite starts the day after, so it is credited only for the rest of that year, assuming your closings are evenly spread. A $175 annual program fee and a 1.2% processing fee come out of payments. Revenue share is only paid to agents who meet REAL's producing policy and have a Real Wallet business checking account. A 6-month grace period for new sponsored agents is not modeled.

Not included. Stock and equity awards, personal-deal fees, lease closings (post-cap fee is lower), co-sponsored agents (split 50/50), taxes, and any change REAL makes to its plan. Anything REAL does not publish for teams and brokerages (team retention, company-dollar arrangements, overhead, agent attrition) is not modeled except through the figures you enter.

Fee changes took effect September 1, 2026: the annual brokerage fee moved from $750 to $900 and the compliance fee from $40 to $50, per REAL's support center. Older REAL agent websites may still show the old amounts. REAL's Elite post-cap fee is $100 on the current plan page, and one older support article still says $129.
